HGTV - The Stagers Full Episode   BTW, this should be obvious, but this is NOT our work.  Never the less, this is very much what we do and how we work.  Minus some of the drama that makes for good television but isn't necessarily a part of the real world.  Matthew, the lead stager in this show, is one of the very few out there who actually incorporates staging as a part of Real Estate Merchandising, which he passionately calls "Lifestyle Merchandising".  It's the same thing, and this is what we do.  It's what makes our services unique and different then most of all the others out there!

1 - What does it cost to Merchandise and Stage a home?  Answer

A - The cost of Merchandising and Staging is Far Less than your first price reduction!  Actually, Merchandising and Staging your home is not an expense at all; it is an investment because it helps to sell your home faster and for much more money than an un-staged home.  How much is "much more"?  To get an idea, click on the link below to watch an episode of HGTV's "The Stagers" to find out.

Cost:  Our Real Estate Merchandising and Home Staging Services are now priced at a fixed rate.  This will make the process of calculating your cost much, much faster, easier, and simpler for both us, and for you.  We now charge a flat one-time Merchandising and Design / Home Staging Fee of 0.925% of the homes listing price, as of the time we enter into a contract with you.  All labor, design fees, accessory items and art work for your home are included in this fee.  Furniture, if needed, is an additional cost.  Some
properties may not even need furniture, some properties will be appropriate for rental furniture, and other properties may need to have furniture purchased.  We DO NOT make ANY money from either the rental or the sale of furniture, and this is the reason why these two costs are separate.

2 - What is Real Estate Merchandising?  Answer

A - First, a lot of people confuse "Marketing" and "Merchandising" - using these two words interchangeably, as though they were both one in the same.  Let's be clear about this - they are NOT the same.  Marketing will help you to draw people to your property. You need to use marketing to let people know that your home is for sale, and to attract and bring your prospective buyers to your home.  Running an ad in your local news paper is a part of marketing - an online listing in your local MLS is marketing, an online video or virtual tour of your home is marketing, printing up and distributing flyers is marketing - placing a for sale sign in your front lawn is marketing - having one of those radio transmitters in your home, that is advertised on your for sale sign outside and that lets people tune into it for information about your home is marketing.  Even hiring and using a Real Estate agent to promote and show your home is a part of marketing.  But once people arrive, the actual presentation of your home is done through Merchandising.  If you don't get your marketing right, you are going to have a difficult time getting people to even see your home in the first place. Without good marketing, your merchandising efforts will be a waste of time and resources.  But, no amount of marketing in the world can make a person like your home once they set foot in the door!  You need to merchandise your home once people arrive!

Next is "Home Staging".  Most people believe that all you need is to make your home look nice, and it will sell.  This too, especially in a buyers market, is incorrect.  Staging, or "setting the stage", so to speak, is a component in merchandising, but it is not, in and of itself, merchandising.   Unless you incorporate more then just decorating and design, staging alone does not even begin to tap into the potential power that you need if you truly wish to sell your home as quickly as possible, and if you want to realize the best return on your staging investment.  "Old School Home Staging", which does not include the principles of merchandising, is the level of service that the Home Staging industry has provided in the past.  Rarely, if ever, does traditional, old school Home Staging go beyond simply cleaning, de-cluttering, arranging or re-arranging furnishings, and decorating.  The main goal in staging is to make the home look pretty - that's it!  And, then, by osmosis, the end result is that people will almost always perceive the home in a better light then when the home was left cluttered, unorganized, dirty, smelly, and otherwise unsightly. The home sells easier and more quickly because it's undergone a facelift.  But there is a LOT more that can be done!  As one fellow Real Estate Merchandiser puts it, and he is so very, very, very correct - "All Real Estate Merchandisers are Home Stagers, but not all Home Stagers are Real Estate Merchandisers".  Put another way - Home Staging is a part of Real Estate Merchandising, but Real Estate Merchandising is not a part of Home Staging.

If you are a Realtor, or a Home Seller, this is something that you should take into consideration when choosing and hiring a professional service to prepare your home to be placed on the market for sale.  Which are you hiring?  Are you hiring a Home Stager, or are you Hiring a full-service Real Estate Merchandiser?  If your budget is very, very small, hiring a Home Stager will cost you a lot less money.  If you hire a Real Estate Merchandiser, your budget will probably need to be a little higher, but your return on investment and the results that are achieved will be far, far greater.  Remember that old saying - "you get what you pay for"?

So than, just what exactly does a Real Estate Merchandiser do that is do different from a traditional, old school Home Stager?  As Real Estate Merchandisers, design is definitely a big part of our work, but what we do before we get to that point is equally, if not even more important.  First, we take a look at, and we evaluate the condition and the needs of your home.  We also evaluate and take into consideration the neighborhood that your home is located in, and the demographics of the people who live in the area.  This gives us insight that helps us to identify your potential buyers, along with their needs, their expectations, and their motivations.  As we develop plans and strategies, we create an overall presentation that is in harmony with the lifestyles, the likes and dislikes, the needs, the dreams, the goals and desires, Etc., of the people who are your most likely buyer candidates.

Most stagers will aim to appeal to as wide of a variety of people as possible, and there work is therefore very generic.  Real Estate Merchandisers do not take this approach.  We believe that this is analogous to screaming out to the world and saying something like - "I don't have the slightest clue who it is that will be buying this home, I don't know anything about this market, and I don't really want to"!  And then, they simply spin the roulette wheel and hope that everything works out as best as possible.  This is absolute lunacy.  Honestly, this is a mistake because different neighborhoods have very different demographics.  Real Estate markets vary, sometimes a lot, from neighborhood to neighborhood from city to city and from state to state, from region to region, and from country to country.  It is a diverse world that we live in and your efforts to sell in today's economy absolutely must take this into consideration.  If you want to be as effective as possible, you absolutely MUST "strategize" your efforts!  When you properly target your market, you attract a far better quality of prospective buyers, you sell your home faster, and you receive higher dollar offers.  Finally, on closing day, your bank account will be in much better shape because you made the wisest investment possible.  You "Merchandised" your home, as opposed to simply making it look pretty.

Targeting is critically important!  You probably wouldn't advertise financial services on a radio station that plays hip hop music, and that targets teens. But if you owned a nightclub and needed to advertise, then that particular radio station might reach the perfect target audience for you.  Cable television discovered a long time ago that different people have different tastes.  This gave birth to the spin-off of specialty channels such as HGTV, CNN, Discovery Channel, SiFi Channel, Etc., along with hundreds of others.  Just as  different types of people listen to different types of radio stations, read different kinds of magazines, or watch differently formatted television channels - you will also find different types of people living in different neighborhoods and different types of homes because they have interests and lifestyles that are compatible with their chosen living environment.  It does absolutely no good to stage and decorate a home in a way that appeals to the "wrong audience".  To achieve maximum effectiveness, your home must be merchandised and staged in a way that will make it appealing to the exact, correctly targeted audience.  To accomplish this, the person who is doing your staging needs to know and understand the demographics for your neighborhood, along with the lifestyle, the culture, and the likes and dislikes of the people who will be looking in your segment of the Real Estate market.  Targeting and Strategizing are some of the fundamental underlying elements in Merchandising.

Retailers learned many years ago about the value of merchandising.  If you go into any large supermarket, or if you set foot into any shopping mall, you will find merchandising all around you.  Companies like Coca Cola, Pepsi, J.C. Penney, Nordstrom, Bloomingdales, Macy's, Mercedes, and many, many others literally spend Billions of dollars each year to not only advertise and market, but to merchandise their products.  That's Billions with a capital B!  These companies don't spend all of this money for no return on their investment.  Merchandising is the driving force that earns these companies a lot of money - tones of it!

Have you ever noticed that when you go into almost any grocery store you will find the milk located all the way in the back of the store, as far away from the front door as it could possibly get?  There is a reason for this - it's not an accident!  Long ago, grocery retailers discovered that milk is one of those items that shoppers typically buy almost every time they go grocery shopping.  By placing the milk all the way in the back of the store, or very close to it, this lures a large percentage of shoppers to walk down isles that are packed with additional merchandise.  This gives the retailer opportunities to expose shoppers to more products, and to present them with special deals. This strategy works wonderfully well, and it translates into additional sales that would otherwise be lost if they did not do this!

At the moment when your home is placed on the market for sale, your home becomes a "commodity".  As cold as this may sound, this is the absolute truth.  From that point forward, until it is sold, your home is temporarily
transformed into a "product".  During this time, the entire focus needs to shift toward selling that product.  In Real Estate Merchandising, we develop strategies and create and implement designs to support those strategies, which will appeal to the correct target market for your particular home.  We go way beyond just design, or just bringing in a few throw pillows and a few sticks of furniture and little chotskies.  By correctly targeting your specific market, our staging becomes much more effective, your home sells just that much faster, and we are able to attract the very best and highest possible offers for your home.  Home Staging works, but Real Estate Merchandising, which goes well beyond traditional Home Staging, works Much Better

To achieve the goals of Real Estate Merchandising, and to go beyond simply just staging (decorating) your home, you need a "Professional" Real Estate Merchandiser - someone who not only understands and is talented in design and staging, but someone who also has an in depth understanding, knowledge of, and experience in merchandising.  In what is now a much more complicated, sophisticated and competitive world, as compared to the past, this will give you a tremendous edge over all of the other competing homes on the market.  This will translate into a faster sale, a higher dollar sale, and into a much better return on your investment.  What investment you ask?  The money that you pay to have your home professionally marketed, professionally represented by a Real Estate sales person, and professionally prepared and presented to the outside world by a Real Estate Merchandiser - these are all "Investments" in the selling of your home.  The more wisely you invest, the better your return on investment is going to be!

In today's world of Real Estate, where it is a buyers market and competition is stiff, you need that additional edge to stand out apart from all the others.  At Million Dollar Stagers, we are Experts in Real Estate Merchandising.

Indeed - we are the inventors of this approach in the Real Estate industry.  This is what makes us unique and completely different - apart from all the others....

3  What does it cost to rent or purchase furniture?  Answer

A - This is a difficult question to answer because our work is highly customized and we try our best to select furnishings that fit the exact style, character and specific needs of each home that we stage.  More expensive homes generally require more expensive furnishings, so costs can vary substantially depending on the home.  A lot depends on how many rooms we need to furnish, how large the rooms are, the value of the home, the availability of the furniture at the time of the staging project, where we acquire the furniture, if it is rental furniture or furniture that is custom purchased, Etc.

To give you some kind of a ball park idea of costs though - a typical 3 bedroom 2 bath home of around 1,200 to 1,500 SqFt., in the half million dollar range, will often times come in at around $700 to $900, and occasionally range upwards to maybe $1000 a month in rental fees.  For homes over a million dollars, due to the type of furniture that is required, rental becomes less viable and it may or may not be an option.  In these cases, purchases may need to be considered.  Right now, as I am writing this, I personally know of one home that is currently listed for $6,000,000 and that particular home includes some $300,000 in furnishings!  This might sound like a lot, but consider this.  Just up the street is another home, that recently sold.  That home sat in the market for close to two years, it was never staged and the final selling price was $998,000 less then it's original asking price.  That's a price reduction of basically a million dollars!  And although that particular home sat on the market for almost two years, another home that was right next door sold in less than 30 days.  That next door neighbor home was beautifully staged, it was priced right and it sold for the full asking price!

4 - How soon can you stage my home?  Answer

A - As soon as possible!  We understand the urgency to have your home looking spectacular for every showing because first impressions mean literally everything. Ideally, your home should be staged prior to going on the market and definitely before your first open house or Realtor caravan.  The actual time it takes to stage your home will depend on the size and needs of your particular home though, and upon scheduling.  You should try to contact us and to get started as early on in the process of selling your property as possible.  The earlier you bring us onboard and into the picture, the better the job that we will be able to do for you.  .      Click To Hide.

5 - Staging is an expense that I don't think I can really afford at this time.  I am going to put my home up for sale first and see how it goes, but if it doesn't sale then I can still stage my home later on if I change my mind, right?  Answer

A - Sure, this can certainly be done. Ideally, however, a home really should be staged before it is listed for sale. Realtors will verify that the most critical time for selling a home is during the first two weeks on the market, and certainly during the first 30 days. This is when you will see the greatest amount of interest in your home, and its usually the time when you see the highest amount of traffic to your open houses. This is also when the Agent Tours or Broker's Open Houses take place. It's the time when you make your most effective First Impressions!  You want to make sure that your home looks its very best right from the very start, so that Buyers and Realtors can SEE and not just Imagine your homes potential. If you wait about staging, you may wind up giving a lot of negative first impressions out to both potential buyers, and to realtors, thus doing substantial harm to your marketing efforts right from the very beginning.  People who view your home, once they walk out the door, and unless something about their experience really grabbed their interest, are not likely to ever return again and you have lost them forever!  It is difficult to easily recover from this so it is to your benefit to get it right the first time, from the very beginning.  In the end, seriously, - Staging Is An Investment, Not An Expense. --- You almost always wind up loosing time and money by not staging - and especially by not "Merchandising" your home.

6 - My home is already on the market but it is not selling.  Is it too late to stage my home?  Answer

A - No, even if damage has already been done by not having already staged your home, Staging, and especially "Merchandising" is always a good idea and we can still help to get your home sold faster and for a better price. It is not unusual for homes to be Staged after sitting on the market for awhile. It's better to Stage before your home goes on the market, but, unfortunately, this does happen a lot.  If you are in this situation, you have already wasted a considerable amount of time and money, so now is the time to stop the waste and take more positive steps to move forward and get your home sold once and for all.  If your realtor doesn't do it first, we may ask you to take your home off the market for a few days, so we can professionally Stage & Merchandise your home, and in order to give you a fresh, new start. You may also want to follow up with a new Brokers Open as well.     Click To Hide.

7 - How do I know that staging my home will work?  Answer

A - Staging works. Even if you don't get the expected results right away, staging is never bad.  Yes, it does cost money, but that money comes back to you and it goes right into your bank account, several fold, on closing day.  Staging is not an expense; it is an investment that makes you money by decreasing the time your home spends on the market and by increasing your homes selling price.  Every statistic out there shows, conclusively, that the longer a home remains on the market the lower it's selling price will be. This is an absolute fact, not a guess.  Ask your realtor if you don't believe us.  The worse thing you can do is nothing. And, it never hurts to clean, de-clutter and pack early. It just means you're ahead of the game. But for proof that Staging really does work, take a look at the statistics that come from RESA, the Real Estate Staging Association.  And after you look at those numbers, keep in mind that these statistics don't even take into account the Merchandising element that we bring to the table.  These numbers are for "traditional Home Staging" only!  If you do your research, you will certainly find that there is no doubt about the validity of staging and what it will do for your home, and for you.  Also, do some research into merchandising, and see what an incredible impact it has for retailers.  Now, imagine merchandising combined with traditional home staging and you begin to get the picture about exactly what it is that we offer.

8 - The economy is bad and I am worried about spending money.  Also, my friends tell me to wait about staging because now is a bad time to sell.  Isn't it better to hold off for right now?  Answer

A - If you market your home correctly, now is NOT a bad time to sell your home at all.  It's true that we are in a slumping market and the economy is not good, but if you really want (or need) to sell your home, staging and merchandising is an "investment" that will help you tremendously.  What you should really be afraid of is doing nothing.  When you put your home on the market, it has to be prepared for the selling process, and that preparation must be done correctly.  This is exactly what our Staging & Real Estate Merchandising services accomplishes for you, and it's what we do, and something we do very well.  Many homes are setting on the market for months upon months with no activity or workable offers right now, but others are selling within very reasonable time frames - 30 days or less! The main difference between the homes that continue to sit on the market, unsold, and those that are selling quickly, is the way they are marketed and "merchandised".  The combination of Staging AND Merchandising your home is a critical part of the marketing process that has been missing from traditional staging in the past.  Staging & Real Estate Merchandising, in today's market, is more important than ever because it gives you a competitive advantage over other homes that are not Staged and Merchandised.  In an overloaded real estate market that is packed full of and overflowing with inventory, you need this advantage to come out a winner.  Staging creates the right impressions, and generates the visualizations and emotional impact that is necessary to bring about a quick sale at a good price.  You really don't have to wait that long for your home to sell, and to realize a fair price - IF you do things right.  People are always looking for homes to buy.  If you manage to grab their attention and their hearts, so they fall in love with your home, then you will have a sale - and a sale at a good price.  The combination of correctly implemented Staging & Real Estate Merchandising positions your home to sell quickly and for a lot more money. Make use of the tools that are available to you from the professional team at Million Dollar Stagers and you will do just fine.  You will NOT be disappointed!  Would you like to see the results of a home staging and merchandising project and how it impacted the time on market and selling price?  Watch this Episode of HGTV's The Stagers.       Click To Hide

9 - Isn't getting rid of the clutter and just cleaning up my home good enough?  And why should I hire a professional stager anyway?  Answer

A - Well, the quick and simple answer is No.  And if this is ALL you intend to do then, honestly, you don't really need a stager.  It's funny how so many people actually believe that this is all there is to staging!  simply getting rid of the clutter and cleaning is not good enough.  Staging / Real Estate Merchandising goes well beyond this point.  It's not just about getting rid of the clutter and cleaning.  Although those are important tasks that need to be done, Staging & Real Estate Merchandising is also about creating strong emotional appeal and fabulous, lasting first impressions.  It's about implementing special techniques to highlight and emphasize your homes benefits, space, ambience and potential.  Staging & Real Estate Merchandising is about targeting the correct audience / market for your home.  Please read question number 2, "What Is Real Estate Merchandising".  The type of staging that we do greatly enhances curb appeal and the overall look and feel of your home, and it tightly targets the right potential buyers.  Most homeowners, and even many realtors can't accomplish this on their own - they need help.  To get it right, it takes some professional training and experience, plus a whole lot of talent and aptitude, and that's why you hire a Professional Stager / Real Estate Merchandising Expert.  Our Professional Stagers / Real Estate Merchandisers do this for a living and therefore we all tend to be very good at what we do.  At Million Dollar Stagers, we absolutely love our work and we take pride in the results that we produce.  This is why you can be assured that we will do everything possible to meet your needs and to make you a happy client

Another critical consideration in staging is the fact that most homeowners, who are living in their home, are unable to detach themselves from their own personal feelings and beliefs about how the home should look and feel.  Homeowners are almost always not able to be objective and not able to see their homes from the perspective of the potential buyer.  In order to do this effectively, one of the strategies of staging is to depersonalize the living space.  In order to do this, you truly need a 3rd party, who is unattached and who has professional experience in preparing homes as a merchandisable product.  Yes, that sounds kind of cold, but the results of the Staging & Merchandising we do will not be cold and when the goals are met, our work is very effective.

The average home owner has a difficult time accomplishing what a Professional Stager can bring to the table and contribute to the marketing process.  It is this expertise, talent and skill that brings great value and benefits to the home seller and to the overall staging project.

10 - Why should I spend more money on a home that I intend to sell right away?  Answer

A - Well, first, because hiring a Professional to Stage & Merchandise your home will in all probability put more money in your bank account than you would otherwise have on closing day - much more money!  Also, closing day will most likely come much sooner than if you do not stage.  Staging is an Investment that helps to greatly reduce your homes time on the market.  It's also an Investment that helps you to realize the best possible selling price.  Honestly, I can't personally think of any better reasons than these, but there are others.  Consider that for every month your home is on the market you are encountering more costs to keep and maintain the home - think mortgage payments, utility bills, association and maintenance fees, Etc.  And if you are military and being transferred, or have other reasons why you are on a tight time schedule and need to move on, it can be critical to sell your home quickly, and on a schedule.  Also, Staging, and in particular Real Estate Merchandising, can go a long ways toward removing or lessening the stress in your life!  We all know that stress can be a killer, so why add or allow more then is absolutely necessary when it can be prevented?  By staging your home, you give yourself the best shot at selling as fast as possible so you can move forward with your life.  The many benefits and the value that you get from Staging & Real Estate Merchandising are priceless!

11 - My home is vacant, does it need staging?  Answer

A - Definitely Yes.  It is a proven fact that homes that are furnished sell much faster than empty homes.  Empty homes simply look and feel cold and uninviting - they do not make the positive first impression or invoke the warm emotions that a professionally Staged & Merchandised home can create.  One of your goals, as a home seller, is to position your home in such a way as to present an environment where your potential buyer absolutely falls in love with your home.  You can convert lookers into buyers by making them want to stop looking because they know and feel, in their hearts, that they have finally found their new "home".  Do this and you will have a quick sale, and you will be well on your way toward moving into your next home.  Professional Staging & Real Estate Merchandising is the answer to accomplish this task.

Another compelling reason to stage your vacant home, and this is a problem that you truly need to overcome, is that hardly anyone is able to visualize a totally empty space in terms of how it might look with their belongings setting there in front of them.  According to statistics, 90% of all homebuyers fall into this category.  For most people, It's difficult to think in terms of what will fit here, and what will fit there, what to do with this space, Etc., when there is no perspective or frame of reference for comparison.  Staging & Real Estate Merchandising solves this problem and helps people to picture themselves living in the space, and it helps people to see the potential of a home in a clear and finite way.

Finally, a vacant home can sometimes indicate desperation to sell, leading the potential home buyer to lowball their offer.  This is a trap you never want to fall into and Staging / Merchandising will stop this problem dead in it's tracks.

12 - I have a Real Estate Agent, will you work with him/her?  Answer

A - Yes, absolutely.  We would love to work with your agent, as a part of your selling team!  Your agent's job is to market your home to potential buyers and to close a sale.  Our job is to get your home ready for that process.  In many cases, we are introduced to home sellers through real estate agents, because they know the tremendous value of staging and that staging really does work.      Click To Hide

14 - I am living in my home right now.  Can you use my existing furniture and accessories?  Answer

A - For homes that are occupied, we do our best to utilize as much of the existing furniture and other items that are in the home as possible.  There is a limit to how much that can be in the home in order for it to be properly staged though, and some of your items may not be appropriate for the goals that need to be achieved during the time your home is on the market.  We will make recommendations for things that need to go into storage, to be put away, Etc, and for things that should be left out and remain.  And we will also bring in items, as needed, in order to achieve the look and feel that we are after.      Click To Hide

15 - Can you stage only one or two rooms for me, rather than the entire home?  Answer

A - Yes, we can indeed do this, even though it's usually not the best idea in the world.  If we are not staging your entire home though, we need to pay close attention to which rooms that we do stage.  The living room, family room (if there is one) kitchen and bathrooms are all very important.  Keep in mind; when a perspective buyer walks into your home they immediately, within seconds, will form an opinion about your home.  The very first thing that your potential buyer sees is extremely critical! Your home absolutely must give an excellent first impression.  However, you must also keep in mind that even the best first impression can be damaged, or totally destroyed. This destruction can happen in an instant, if that same potential buyer sees something in the home that changes their initial impression and feeling.  There's nothing like walking into a totally cold, empty looking room to make this happen!  Remember, "people buy with their feelings and emotions, more often than not.  So if you leave some of your rooms empty, or cluttered, or otherwise "un-staged", you run a very high and real risk of completely undoing what you worked so hard to accomplish in staging your other rooms.  You can very easily turn an otherwise convinced buyer into a non-buyer simply by leaving portions of your home un-staged.  For this reason, we STRONGLY discourage you from only staging a small portion of your home while leaving the rest without staging.  It is always best to stage your entire home!  Remember, in Home Staging & Real Estate Merchandising, correct strategy is king!

A - Homes that are occupied by tenants are generally bad prospects for staging.  The reason is that you need absolute and total 100% cooperation from your tenants in order to successfully stage your home and see the project all the way through from start to conclusion.  Your tenant does not have the same vested interest in your properties sale as you do.  In fact, a tenant might actually perceive the selling of the home as a negative for them.  "Will the new landlord raise my rent"?  "Will the new owner allow me to continue living here"?  "What might change or happen when the home is sold and a new owner takes over"?  These and other thoughts may come to mind for a tenant facing a change of ownership.  You would also need to ask your tenants to do a number of things that may be very inconvenient for them and that might intrude into their daily living activities.  For a home seller who is living in the home, this is an inconvenience that requires some temporary sacrifices.  For a tenant, it can be a downright intrusion into their personal lives, with no tangible benefit.  Open houses, a continuous parade of perspective buyers and Realtors viewing the property, the need to put personal effects and belongings away, or possibly into storage, the need for the house to be clean and tidy at ALL times, and other factors, may all lead to a really unhappy tenant while the staging process is underway.  Most people, who are renters, won't much enjoy living in a home that is being "merchandised" and on the market for sale.  Staging is a wonderful tool for you, the seller, and it brings you great benefits, but your tenant is likely to see it in a very different way.  Having your home un-occupied, rather than rented during the staging process is probably your best bet.  Even if you do loose a little rent, the gains from staging will likely be far greater than the loss.  Also, in most cases, we will not enter into a staging contract for a rental while it is occupied by a tenant.  This is because there are risks that we would have to take with renters that are unacceptable to rental companies and that put our business at risk as well.  Having your home non-renter occupied during the time it is staged is to your benefit and in your best interest.      Click To Hide

17 - When is payment due?  Answer

A - Because we must make purchases and incurr costs during the time that we are doing the actual staging work, we need to receive the full amount of our staging fees up front at the time of contract signing.  There may be exceptions from time to time, but basically, and most of the time we need to stick with this policy.  You may also pay your fees online, but again, this must be taken care of before we can begin any work.  Do it yourself consultation fees also require full payment in advance.  In home evaluations, when needed, in order to provide a price quote, MDS requires a $100 fee. However, ALL of this fee will be credited back to you and applied to your total staging fees if you sign a staging or design contract with us.  For shopping services, when we are picking up accessories and other items that the client intends to purchase, and for commercial and design services, and when we are working on an hourly basis, arrangements for payment will be made on a case by case basis before the services are rendered,      Click To Hide
