Cost:  Our Real Estate Merchandising and Home Staging Services are now priced at a fixed rate.  This will make the process of calculating your cost much, much faster, easier, and simpler for both us, and for you.  We now charge a flat one-time Merchandising and Design / Home Staging Fee.  For homes under $1 Million, our fee is 0.925% of the homes listing price.  For homes that are listed at $1 Million and above, our flat fee is 0.825%. Our fees are calculated based on the listing price as of the time we enter into a contract with you.  All labor, design fees, accessory items and art work for your home during the time that it is on the market for sale are included in this fee.  Rental or Purchased Furniture, if needed, may incur an additional cost.  Some properties may not even need furniture, some properties will be appropriate for rental furniture, while other properties may need to have furniture purchased.  For homes of $500k in value, and above, some RENTAL FURNITURE may be included in the above flat fee structure - depending on the exact needs of the home.  We DO NOT make ANY money from either the rental or the sale of furniture, and this is the reason why furniture is a cost that is calculated separately from our Merchandising, Design & Staging fees.   More information about Furniture Here

Home Improvement / Upgrades:  If any remodeling is needed, such as flooring replacement, kitchen & bathroom cabinetry upgrades, major painting, Etc., we can make recommendations and even arrangements on your behalf for this work to be done by a licensed local contractor.  We can also oversee this work, if you like, to make sure that everything is being done correctly and that the entire process will go as smoothly as possible.  But you will be responsible for contracting directly with the contractor or contractors for these services, and you will be solely responsible for payment of these services directly to them.  MDS is not a contracting firm - we provide Real Estate Merchandising, Consultation, and Home Staging Services, but not the kind of work that would be considered contracting, such as electrical work, plumbing, construction, Etc.
