Information You Should Keep In Mind When Setting Your Home Staging Budget.

Furniture & Accessories:  As a part of our services, we shop for, make selections, and arrange for delivery & pick-up of both Furniture & Home Accessory items.  All Accessories & Artwork are INCLUDED in our Staging & Design fees for the Entire Time Your Home Is On The Market & Until It Sells.  The cost of FURNITURE is Additional for homes below $ 1 Million in value, and a portion of the cost for furniture may be applicable for homes of $ 1 Million in value and above; based upon the specific needs and requirements of your home. Please Keep In Mind that if furniture is needed  We Do Not Make ANY money from furniture rental, or from the sale of furniture - not a dime.  What you pay for furniture goes directly to the furniture company - not to Million Dollar Stagers. 

Furniture Rental Cost:  Your costs for furniture will depend on several variables, including what part of the country your home is located in, and your homes exact needs & specifications.  Variables such as size of your home, architecture, age , and even your homes price range will all factor into the equation.  Whether or not your home is occupied or or un-occupied will also be a consideration.  Rental furniture, depending on where your home is located, may be only available for homes below one million dollars in value.  In Honolulu, to properly furnish a typical 3 Bdrm home, furniture rental generally averages around $700-$900 / Mo. for homes valued below $ 1 Million.  The cost can go higher for very large and more expensive homes.  Your total budget, in addition to our Staging & Design fees, should allow for at least 2-3 months furniture rental due to the fact that most furniture rental companies will require a minimum rental term of 2- 3 months. Because of factors that are not within the control of your Real Estate Merchandising & Home Staging team, it is not possible to guarantee how long it will take for your home to sell.  However, with this said, most properly merchandised and staged homes, which are also priced correctly and represented by a credible and experienced Real Estate agent, will sell within 30 to 60 days (and often times much, much faster - sometimes within only a few days!).  Un-Merchandised and Un-Staged homes, or improperly Staged homes, can take many, many months longer.  By contracting with MDS to professionally Merchandise your home, and to Stage it for professional presentation to the public, you can save yourself a lot of valuable time, frustration, and money,

Luxury Homes:  Homes valued at over one million dollars, depending upon location, may require that furniture be purchased, due to the lack of local availability of rental furniture that is appropriate for luxury properties, or due to the goals of the seller and the properties overall marketing plan.  Keep in mind - if it becomes necessary to purchase furniture in order to stage your home properly, this can add substantial value to your property.  New, high-end, quality furniture can become a part of the sale; turning your home into a turn-key property.  New furnishings can update your luxury home and help it to sell much easier, light years faster, and for a lot more money.  Your return on furniture will be much more than your investment, and far greater then your first price reduction!  Many, if not most home buyers today are looking for homes that are turn-key, or "move in ready".  This can be a win/win for both the seller and the buyer!  Another possible option for luxury home sellers is to purchase the new furniture that is needed for staging, and then use it in their new home.  Finally, if furniture purchases are made and you do not want the furniture after you home is sold, and if you do not want to include it in the sale of the property, we can sell the furniture for you and reimburse you from the proceeds of the sale.  The choice is yours.   Contact Us Today
